Alaska submits plans for £8 million warehouse development near Heathrow (UK)

Alaska Group, a UK property development and consultancy company, announces that, on behalf of an institutional client, it has submitted plans for a 46,608 ft² (approx. 4,329 m²) development on a 2.09 ha site on Poyle Road, opposite the new 350 bedroom Hilton Hotel in Poyle, Colnbrook, close to Heathrow airport and Junction 14 of the M25.
An outline planning application has been submitted to Hounslow Council for a development to provide 46,608 ft² of high bay (11 m) warehousing with 7,484 ft² (approx. 695 m²) of ancillary offices, with a separate entrance, together with extensive parking facilities. The warehouse will have four loading bays, two at dock level and will benefit from a large self contained secure yard.

The site benefits from an excellent strategic position just two miles outside of Heathrow Airport and approximately 20 miles to the west of Central London. With its proximity to Junction 14 of the M25, Junction 5 of the M4 and Junction 2 of the M3, the site has excellent transport connections.

On completion, expected in the summer of 2013, the development will have an end value of approx. £8 million (approx. €9.95 million).

Jones Lang LaSalle has been appointed sole letting/sale agent and will be seeking a pre let/pre sale. The development will take advantage of the increasing occupational demand and the limited supply of prime industrial properties to let close to Heathrow, particularly servicing airport related users.

Melinda Cross, Director of Heathrow Industrial, Jones Lang LaSalle, added: "This proposed scheme will provide a headquarters warehouse facility which incorporates modern day necessities such as large fenced yard for lorry parking and turning, a mixture of level loading/dock levellers and good quality air conditioned offices. The scheme is in a prominent location close to the cargo terminal".
