7R enters Czech market launching €30m 7R Park Lavicky development (CZ)

Having secured the necessary building permit, the 7R Group is set to launch its first warehouse development in Czechia. Strategically located along the Prague-Brno connecting road, 7R Park Lavicky D1 Highway boasts prime visibility and accessibility, making it an ideal rental opportunity. The value of the investment is c. 30m.

 

Our inaugural project in the Czech Republic, marks a significant milestone following years of exponential growth in Poland. We have just obtained a building permit for the first facility. In Poland, we have completed more than 100 facilities with a total area of 1.8m m2. We have developed an accomplished product, and gained great experience at each stage of the development process and today we are ready to enter a new market,” said Tomasz Lubowiecki, CEO and Founder of 7R Group.

 

7R Park Lavicky D1 Highway is a modern warehouse park consisting of one building with a total area of 26,000m2. In line with the developer's decarbonization strategy, it will be equipped with numerous green solutions aiming to reduce CO2 emissions and operating costs. These initiatives include LED lighting with smart control system, photovoltaic installation, electric vehicle charging stations and the use of grey water for flushing the toilets. Enhanced landscaping will also ensure biodiversity by planting flower meadows, trees, and shrubs around the park. Rainwater will be used to maintain the green areas. The project is designed to achieve a BREEAM Excellent certificate.

 

We like the Czech market as it offers new growth opportunities for 7R, and is characterised by tight supply and strong investor and tenant demand. A significant advantage of this project lies in its prime location, situated adjacent to the A4 highway and merely 50 kilometres from Brno, with Prague a convenient 135 km away. Combined with attractive design and pro-environmental solutions, it represents everything that demonstrates the high quality of 7R's products. I am convinced that it will meet the interest of prospective tenants in the Czech market. At the same time, we actively seeking to acquire and here and expand our operations in Czech,” added Chris Zeuner, 7R CIO and responsible for Group’s development in Czechia.

 

The planned completion date for the project is Q3 2025.
